Your garden room design is also entirely up to you. We offer a wide range of options, including different sizes, styles, and finishes, so you can choose a garden room that seamlessly blends in with your existing property and garden. We offer a wide range of options for cladding and composites, interiors, and finishes to ensure that your garden room matches your personal style and complements your existing property.

Bespoke Insulated Garden Rooms

Bespoke Insulated garden rooms supplied and fitted, ensuring they are comfortable to use all year round. Whether you’re using your garden room as a guest room, home office space, meeting room, craft room, home salon or home gym, you can be sure that it will remain at a consistent temperature, no matter the weather outside.

Electrics as standard

In addition to being fully insulated, our garden rooms also come with electrics as standard, giving you the ability to install lighting, heating, and any other electrical appliances you may need. Let us help you to build a bespoke insulated garden room with electricity or an insulated garden office with electrics to create a functional and comfortable space, tailored to your specific requirements.

Quality Doors and windows

We offer a variety of door and window options for modern garden rooms, including double-glazed u-PVC in different colours and aluminium door and window as an optional extra on all other ranges and standard on the contemporary garden rooms range. All doors and windows fitted are with standard residential locks to keep the building safe and secure.

Garden Room Specification

Cladding

We offer a large range of cladding options as standard, fully treated with preservative. We can finish your garden room in any colour. You can also upgrade to composite cladding.

Walling

Our walling is made with tanalised 76mm x 44mm timber framework and 11mm OSB board wrapped in breathable membrane. Battens are used to create an air gap between the wall and cladding.

Roof

We use a single piece of EPDM rubber on the roof, guaranteed to last for 50 years.

Floor

 

The floor is made using 18mm OSB and can be finished with a range of flooring options from engineered oak, to laminate flooring and carpets.

Insulation

We fully insulate the walls, floor and ceiling. There is a choice of Celotex or Rockwool insulation. We use 100mm insulation in the walling, ceiling. and floor.

Finishes

We can complete the ceilings and walls in plasterboard or 12mm MDF. Once completed we can also paint the interior as well as fitting skirting.

Internet

We can install a CAT5 cable in to the building for you to have wired internet. Or you can purchase a WIFI extender kit.

WIFI CCTV

We can setup and install WIFI CCTV that you can remotely view from a smart phone app. It can be programmed to set motion alarms and call you based on set parameters.

Do I need planning permission for a bespoke garden office?

No planning permission needed on most of our buildings: In most cases, you will not need planning permission to build one of our garden rooms, which makes the process more straightforward and less time-consuming.

How does the whole process work from start to finish

Here is how a usual project would work out.

  1. You contact us to obtain a quote for a Bespoke Garden Room
  2. A member of our team will contact you to take some key information and discuss your requirements
  3. Once we have all of the information required we will present you with a design and provide you with a quote for the project which will include all manufacturing and installation of your new garden room.
  4. If you are happy with the designs and quotation we will provide you with an installation date and request a 50% deposit.
  5. At this point you will have a project manager personally assigned to you to ensure you receive the best possible service and to ensure the project runs smoothly from start to finish.
  6. Subject to site location and the details of project we may require to complete a site visit at this stage
  7. 14 days prior to the installation date we will be in touch to confirm arrival times and any other information we may need to discuss ahead of the commencement of the installation. We will require the balance to be settled at this stage.
  8. Installation day! Our team of experts will arrive as planned and will begin the construction of your new bespoke garden room
  9. Your project manager will be in contact with you and the fitters during this stage to ensure you are happy with everything in real time and the build goes to plan.
  10. Following the completion of the build your project manager will be in touch again to ensure you are 100% happy with not just the build but the whole service that has been provided. At this point we will ask you to sign the job off and we will leave you to enjoy your beautiful new space.

When would I be required to pay for my garden room

We provide a comprehensive no obligation quote based on your personal needs. If you are happy with the quote and you would like to go ahead with the project we require a 50% deposit to confirm an installation date. The remaining balance will then be required 14 days prior to the installation date.

What areas do you cover?

We offer a nationwide service, and our team of experienced professionals will work with you every step of the way, from the initial design phase through to construction and final installation.

What groundwork is required for garden offices?

Garden rooms require a level solid base of concrete that is at least the same size as the garden room or we can provide and install ground screws to enable the structure to be raised off the ground.

Is my garden room/office suitable for year round use?

Our garden rooms and offices are fully insulated for year-round use. They are designed to be warm in winter and cool in summer. However, the location of your garden will impact the temperature. North-facing gardens will be naturally cooler, while south-facing gardens will be naturally warmer. A building in a shaded or north-facing garden may need a small heater in winter, but will remain cosy once heated. A building in direct sunlight or a south-facing garden should have more ventilation and blinds between the glass to keep it cool.

How long will it take to build my garden room?

Garden Rooms are typically built within 5 – 10 days depending on the size of the garden room and access to the build area. 

How long will my building last? What care is required?

Customers often re-roof their buildings at 15 and 20 years old, with the confidence that proper maintenance and care can double their lifespan. Weather, location, and sunlight can all impact buildings but you can extend the life of your garden room by keeping the gutters and roof clean and free of debris. You should also regularly treat the wood which will improve the stability of it as well as reducing expansion and contraction.

What is the lead time after deciding to go ahead?

Lead time for a building ranges from 2-6 months. You can book in advance to reserve a delivery slot, and make adjustments to the design until the base is constructed. Keep in mind that custom-ordered items will still need to be paid for.

Can I get the internet in my garden room / garden office?

Of course. We can either run a cable directly from your router to the garden office, you can use a WiFi extender to increase the range of your internet.

Do I need a clearance around my building?

Yes, we require a minimum of 600mm around the building to allow us to complete the installation to a high level.
